Branded residences to rise in Mactan with dev’t of Pullman Hotel & Residences

CEBU CITY – Branded residences soon to rise in Mactan with the signing of contract and partnership between Accor and TyTans Properties Development on February 26, at the Tambuli Grand Ballroom, for the development and management of the Pullman Mactan Cebu Hotel & Residences touted to become the world’s largest Pullman property.

C9 Hotelworks, a leading hospitality and real estate consultancy firm, has identified a rising trend towards branded residences in the Philippines with the Metro Manila market set to increase by 62 percent with over 2,300 new units in pipeline.

“This shift, which is attributed to attractive investment yields offered by management programs, coupled with a rising demand for residential-type units, is reshaping lifestyle preferences in the post-pandemic landscape. Hotel branded residences are redefining luxury living in the Philippines, and I expect this momentum to be sustained, driving the evolution of the country’s property market in the coming years,” Bill Barnett, Managing Director, C9Hotelworks said during the event.

C9 Hotelworks research shows a 105 percent increase in the pipeline, translating to an additional 5,599 units supplementing the current supply of 5,319 units. The Philippines branded residences market is experiencing a significant maturation, impacted by urbanization and a post-pandemic shift in lifestyle changes. The market is poised for a high level of growth.

This shift dovetails with the broader transition towards mixed-use developments that are focused to attract buyers with branded products at premium pricing points.  Geographically, the Philippines' branded residences market exhibits a pronounced contrast between urban and resort locations, the research read.

Urban areas, led by Metro Manila, overwhelmingly favor condominiums, while much of the new incoming supply in the Visayas and Palawan is mostly resort-based as part of a hospitality operation.

Accor and Tytans partnership will unveil world’s largest Pullman in Cebu with 1,100-key Pullman Mactan Cebu Hotel and Residences to open in 2028 capitalizing on the strength of the country’s hospitality sector.

 

The signing of the beachfront destination represents a milestone for mixed-use lifestyle real estate in the Philippines, as a new generation of integrated resorts emerges in Mactan, Cebu that is scheduled to start construction in 2025 and to welcome its first guests in 2028.
