CEBU CITY—The Subdivision and Housing Developers Association Central Visayas (SHDA CV) is currently on the planning stage for the lists of events and activities for 2024 starting with the Developers’ Forum in July, which was in preparations for the Housing Summit in September and other activities for October, November and December this year.
“The Developers’ Forum last July 4-5 at Solea Hotel was in preparations for a series of events the association would undertake for the next months before the year ends with the theme of basically promoting the MIND, BODY and SPIRIT of our members,” Harold See, SHDA CV president told this writer.
See said that to develop the MIND, SHDA CV holds the Housing Summit in September in Cebu where stakeholders in the housing/development sector from government agencies to private construction and developers’ organizations and companies come together to discuss issues, policy updates, nagging concerns and some problems the housing/development industry are facing today.
Possible resolutions and “Call to Actions” are pushed during the Summit including recommendations and possible solutions to several housing industry concerns and problems, See added.
In October, SHDA CV tackles a series of activities that promote the BODY with a Fun Run and other sports-oriented events with its more than 100 members joining. By November, SHDA CV plans to have its Corporate Social Responsibility (CSR) activities which have been institutionalized since last year, as the association’s way of giving back to the community.
The association plans to have a Tree Planting activity, distribution of land titles and CLOAs to DAR recipients in coordination with the Department of Agrarian Reform (DAR-7) and with the Registry of Deeds for some updates, See said.
“For December, we look at the SPIRIT as the month heralds Christmas and holiday treats, cheers and Christmas party for the members to dine, wine and party together, lifting our spirits as we celebrate with gratitude the many blessing/events for 2024, and looking forward to the next years of building homes and communities,” See added.
According to See that right now, there are more than 100 members/developers of the association and its mission is to promote better housing development for Central Visayas and to provide the best housing at minimal costs for the Filipinos in the country.
See bared that the SHDA-CV has been responsible in creating a housing roadmap and a study on the backlog of the housing industry, as it still sees a great demand for housing especially in the low-income segment in society.
“For us, we see housing as a platform to
alleviate poverty because when people own a house, they always take care of it
and there’s a sense of security that leads to better communities. We’re also trying to push for a wide range of
housing development projects--from high-end to middle-end as well as the
low-end housing projects and which type of housing is required for each
category,” See noted.
According to See, housing backlog data in Cebu is about 6M but this is before the pandemic. SHDA CV is conducting an updated survey/study that would include the whole Visayas regions, Mindanao and the NCR. This study is a joint project with the SHDA-National to get the real picture of the housing industry.
The government sector through the Philippine Statistics Administration (PSA) is also conducting a parallel survey/study tapping the academe and the economists and hopefully, all these studies are completed in two years’ time because there no available current date for Central Visayas housing backlog, See noted.
Harold See also talked about government’s push for “Ease of Doing Business” (EODB) especially with LGUs as housing developers have a lot of business permits and clearance to deal with. SHDA CV continues to organize and conduct dialogs, briefings, forums with various government agencies dealing with housing development to understand and be open to policies and changes.
“What we want is both private and public agencies to understand where we the developers, regulators and LGUs are coming from and for transparency for every sector to arrive at a common ground, and understand all the sector’s issues and challenges,” he said.
SHDA CV also holds monthly General Membership Meeting (GMM) and usually invites various speakers related to the housing development industry, and other latest products and services from the financing/banking, construction sectors as well as in the utilities industry like water, power, telcos and the internet.
See commented that all these sectors are necessary parts of development and must be discussed, talked about to also learned how to plan ahead to avoid saturation in various housing development sectors, especially in the utilities area and these are all happening in other areas in the country, including Central Visayas like in Bohol, NegOr and Siquijor.
“Water and electricity are currently becoming issues and if there are no new power plants build soon, we might have some serious problems in the power sector, that would greatly impact the housing development industry,” See concluded.
